Leaders representing the Charleston Civic Center, the Charleston Convention and Visitors Bureau and the city ceremonially broke ground Thursday on renovations to the Civic Center.

“This is an exciting day,” Civic Center General Manager John Robertson said. “Look what’s going to happen.”

“This is going to be the most significant construction project that’s happened in Charleston in 10 years.”

The design-build team for the Civic Center consists of BBL Carlton, ZMM Architects and tvsdesign.

Adam Krason, a principal with ZMM, called the renovations “a transformational project for the city of Charleston and for West Virginia.”

The “groundbreaking” marks the beginning of at least a few months of work on the renovations while the city completes the process to issue bonds to fund the work.

Earlier this week, city council passed two measures to start the renovation work: One to issue $100 million in bonds to pay for the entire project and another to authorize up to $6 million worth of work on the building.

In all, the project is now estimated to cost more than $93 million, with the bulk of that amount — $82.2 million — going to the design-build team.

The work is being primarily funded by a half-cent sales tax that began in October 2013 and also by a Tax Increment Financing District downtown.

So far, the city has collected about $10 million for the project, which is from where the first $6 million will be drawn.

The city expects the bond sales to be completed by the end of the month, barring any major issues.

Renovations are expected to be fully complete by January 2018, and some major visual changes could happen within a year, including along the Clendenin Street side of the building.

More than 148,000 square feet of new construction will take place in addition to renovations of the nearly 136,000 square feet of existing space, Krason said last month.

The Civic Center will remain open while construction takes place.
